The land's value came from proximity to electric power infrastructure, including the Susquehanna Steam Electric Station nuclear plant, critical for AI data centers.

Amazon Web Services acquired the neighboring 1,200-acre Cumulus data center campus from Talen Energy for $650 million in March 2024.

The AI data center boom has made the region one of the hottest real estate markets, driven by demand for reliable electricity.
