Buyer beware: Study flags water risk beneath new homes in Bengaluru

Propsoch Research study of 611 RERA-approved projects in Bengaluru found 53.2% have water-related site risk.

% of projects are on or adjacent to stormwater drains (nalas), and 8.2% are on low-lying land.

High-impact risk is concentrated near primary and secondary nalas, with 14 of 19 primary and 57 of 77 secondary nala projects flagged.

Smaller tertiary nalas are more likely to run within project layouts, making them harder for buyers to identify during site visits.

Bengaluru's ridge-and-valley topography makes corridors like Sarjapur Road-Bellandur-HSR and Hebbal-Thanisandra-Yelahanka more prone to intersecting drainage channels.
