Redefining apartment living in Karnataka: Draft bill proposes 6 key changes

The draft Karnataka Apartment Ownership and Management (KAOM), 2025, bill proposes six key changes to apartment living.

It recognizes every apartment owner's undivided and proportionate right in the project land and common areas, with disclosures required on encumbrances.

Redevelopment requires written consent from at least 75% of apartment owners; non-participants may receive compensation of at least twice the market value.

The bill bars fresh mortgages on the entire project land after apartments have been transferred, and protects transferred units from prior mortgages.
