The Bombay High Court ruled that developers cannot withhold conveyance of land and buildings to housing societies to preserve rights over future Floor Space Index (FSI). This judgment strengthens the legal position of thousands of housing societies in Maharashtra that have faced delays in obtaining conveyance.

The developer challenged a 2025 order granting deemed conveyance, arguing that DCPR 2034 entitled it to additional development potential. The court rejected this, stating it would allow indefinite postponement of conveyance.
